Most punch-list work wraps up in a single visit. Larger projects, and long lists with several bigger items on them, can run more than one day. We'll tell you which one yours is when we give you the estimate, so the schedule is settled before any work starts.

We agree on a check-in schedule before you leave and walk the property inside and out on each visit. After every check-in you get a checklist of what was inspected. If we find something that needs attention, we'll send photos of it and let you know your options. In most cases we can handle the repair ourselves rather than coordinating a stranger into your empty house.

We return every call the same day and schedule most work within a few days. Urgent problems like active leaks, no A/C, or storm damage move to the front of the line.

Anything that legally requires a specialty license we don't hold, and anything we can't do well. We'll say so up front and point you toward someone reputable.
